  2. You can’t have smart growth, the regulations that go with it and still have affordable housing. Regulatory costs are just over 200,000 for this area already.

  4. Jimbo, I’m here to tell you that you CAN have smart growth and affordable housing! It takes quality developers and careful land-use planning. Sure, there are ways that government could improve its regulatory processes, but developers bear even more of the blame. They really don’t want to build low-end housing because they can’t rack up the ungodly profits of McMansions.

    So take it from me, Jimbo, when there’s a will there’s a way!

    Smart Growth started with some good basic concepts and has been bastardized beyond recognition by the Social Engineers, Commune-ists and other assorted LEFTIST PINHEADED KLOWNS!! Worst of all, the NO-GROWTHERS have totally fucked your movement.

    I challenge you to be specific on your plan AH.
    It probably starts with stealing people’s property, huh??
    Then you will tell us WE must make sacrifices for THE GOOD OF THE COMMUNE-ITY. I’ve heard it all pal.

    A March 2002 study published by the Harvard Institute of Economic Research “The impact of zoning on housing affordability,” by Edward Glaeser and Joseph Gyourko. What they started out to do was find out land and building cost was in different cities in the US. After a while they found they needed to figure in what they labeled as a zoning cost. First they compared houses on 1/4 acre lots with similar homes on 1/2 acre lots. This repesents the value of an extra 1/4 acre. Second they subtracted the cost of constructing a home from the sales price of homes on 1/4 acre lots. This represented the value of a buildable 1/4 acre. In San Francisco an extra 1/4 acre in your yard is worth 85,000 a buildable 1/4 is worth almost 700,000!

    You do realize that this was a great embarrasment to the Bush administration and John Ashcroft who charged al-Arian with all sorts of crimes, and ended up with one minor charge sticking. Al-Arian was supposed to be the centerpoint of the Bush/Ashcroft war on terrorism; instead they ended up being laughing stocks.
