Where is the landlord’s new flow of revenue when the situation gets so bad?

    The landlord, who just evicted their tenant, will have to compete with many other landlords. I foresee foreclosures on investment property in the near future. Sure this will create opportunities for those that may have a little extra cash on hand that they want to invest, but is investing in a property in a market where tenants are hard to find and units go not rented a good investment?

    Again, each circumstance is different. But it might be in the best interest of the landlord to negotiate something with their tenant instead of evicting them. They have the upper hand and should use it for their best deal, but maybe making a deal is better than evicting the hand that feeds you.

    When Landlords lose property to foreclosure – this also impacts the economy as a whole. Furthering the downward spiral.

    Someone whose income was 100% replaced should have been paying rent all along. If they took advantage of the eviction moratorium to stop paying even though they had the ability to pay, and continue to be nonpaying because now they’re losing their enhanced unemployment benefits, I would expect the landlord to waste no time getting rid of that tenant.

    Agreed. Again, the landlord has the upper hand, and should find out the case with the tenant being transparent and negotiating. Problem is not too many people, tenants or landlords, that are honest and transparent people.

    I am in the process of refinancing my mortgage. I started the process in April and I still haven’t closed, and their is no closing date in sight. I’ve never had such a bad experience with refinancing, and this is the third property that “I own” and about the sixth time I am refinancing when considering all three of the properties over a course of 25-28 years of having a mortgage. Each time I refinance I bought down (put more money down to lower the principal amount) the mortgage. I never refinanced to get further in debt. At times, I refinanced at a higher percentage rate, but lowered my payment by lowering the principal or getting rid of Federal Insurance (in my early years of my first purchase when I was 24).

    With this past refi, with Chase Bank, there was some initial problem with me providing some additional information on a property that my father owns (2 investment rental properties) that I am also 25% ownership (on only 1 of the 2 properties). The bank looks at it as a liability on my part. Both the properties are paid for – no mortgage. So I had to provide proof of real estate taxes and Common fees being paid – a total expenditure of about $200/month on the one unit.

    Anyways, after getting thru that, I still haven’t closed. The Bank is fucking around in my opinion…..I’ve never had a worse experience in my life. After the closing, if it happens, I am taking all my money out of Chase bank.

    But at first, I went to my current mortgage company, another well known large bank, and they were so hard to contact or get a hold of that I ended up with Chase Bank.

    My current principal on the loan is $324,500. I purchased for $515,000 4 years ago. Current interest rate 3.375% on 7/1 Arm. Payment is $1,707.00. At times, for about a year and a half, pre-pandemic is was making 2 monthly $3000.00 payment.

    For personal reason, partly to be able to quit my job and go into semi retirement, right before the pandemic hit, I put the unit up for sale, in mid February. Well that went south. So I decided to look into refinancing to lower my payment, in addition to it coming due to become variable rate in 2-3 years with the slight potential for the rate to increase.

    I stopped making the $3000.00 monthly and dropped to $1800.00 just to keep it a simple number more than $1707.

    So, presently I am looking to refi the loan for $310,000, (which has been “Conditionally Approved” for the last fucking 3 months, but they can’t seem to get their fucking act together and gather all the final paper work – Each time I threaten to call the BBB, they return my call in a half hour, otherwise I never hear from them. We are starting to see some movement but they are hopeless and eventually I will call the BBB – whatever good that would do, but it does seem to get their attention every time I threaten it)

    Because it has been taking forever, I am now considering lowering the principal to 290k ish, so long as it doesn’t thru a hiccup into the whole process.

    One of the problems they keep using an excuse is that it is a coop. But fuck, every fucking building in NYC is pretty much a coop.

    I don’t need to be doing this as a must, it is more convenience on my part, and leveraging myself for the future and present.

    But it would have been so nice to call my current mortgage company and say…”hey, I’d like to lower my principal, send you $30,000-$50,000 and just re-amortize the loan at an agreed upon interest rate. Could be that simple. Fuck, I don’t care, maybe I’ll even agree to do so at a very slightly higher interest rate.

    But for the people that this could help keep them from losing or defaulting on their loan, it could be a lifesaver and it could save the bank from owning the fucking property. Yes – I understand some people or loans are under water, but come on negotiate something sometimes, you might be better off as the bank (or the landlord), as well as benefits to the economy….all that extra money I save, maybe I go and spend or reinvest in property or a business.

    @3 The federal government should cover their rent until they can return to work. It’s unrealistic to expect landlords to provide free housing. Most, especially smaller landlords, don’t have the means to do that.

    There’s a concern lurking here: People facing losing their homes and possessions, being forced onto the streets or into shelters, and having their credit ruined because they can’t work and have insufficient means to pay their rent and other bills are more likely to support forcing the economy to reopen in spite of coronavirus and voting for politicians promising to do that. Desperate people do desperate things. This could be a gold mine of votes for Republicans.

    @4 Actually, somewhat different, because foreclosing on a property and then reselling the property is a much more expensive and protracted process than evicting a tenant; so banks have more incentive to work with distressed borrowers.

    However, if the situation deteriorates into the mass foreclosures we saw during the financial crisis, I’d expect to see the kinds of abuses that occurred then again (robo-signing, etc.).

    Mortgage lenders probably wouldn’t be under as much pressure this time, though, because overall they’re in better financial shape than they were then, because of regulatory pressure from above. For the same reason, lending standards are tighter, they’re much fussier about writing loans, and they put borrowers through more hoops (see @5 for example).

    That’s the first call I’d make, although that’s how I’d approach them. Most mortgage lenders will accept extra payments (called “payments of additional principal”), which lowers the balance owing so more of each payment goes to principal instead of interest, which accelerates the payoff of the mortgage. But to change the interest rate, you usually have to refinance. That said, almost always the best refinancing deal is with your existing lender. Many will do it for a modest fee and skip the inspections and other hoopla and paperwork that normally attends underwriting a mortgage, as they just consider it a modification of the existing mortgage. (Whereas if you go to a different lender, you will go through the entire mortgage process from scratch.) This type of maneuver often is done in conjunction with converting to a shorter term, e.g. a 30-year to a 15-year, which further lowers the interest rate and speeds up payoff even more. For example, for a $500 fee, I converted a 30-year to a 15-year at a lower interest rate, and paid off the original 30-year mortgage in 18 years. That was a while back; I’ve been mortgage-free for over a decade now.

    All I’m saying is that knee jerk reaction by the landlord to evict is not the wisest decision on their part.

    Most, especially smaller landlords, don’t have the means to do that.

    And that is a bit of my point, if they can get the minimum of what they need it be better than $0 with it empty. Not suggesting that there is a large profit margin. But reduce expenses, and know your tenant, work with the individual. And if you think you can find someone to fill their position, then I guess you don’t have to. But you better find someone, or you’ll probably be missing a payment to the bank and losing your rental property.

    And then the impact on the economy?

    Sure this isn’t free market – but what really is? $600 additional unemployment? $1200.00 checks to individuals. $trillions of bailout money?

    And see if there willing to do a quick refinance. My goal isn’t lower interest rate. Sure I don’t want to pay some crazy rate, but if it is slightly more than I currently pay I will consider it.

    All I want is the ability to quickly re-amortize the loan with a lower principal from the original, to around $290-$300k, keeping the same 30 year term preferably fixed (but would consider an Arm), to lower my monthly payment, due to a lowered principal amount.

    My current loan is based on $385K and currently only $325K remains and if I put down an additional 30k to 50k, the new loan would be anywhere from $295K to $275K.

    Current monthly of $1707.00 would go down to $1300 -$1215 per month, at 3.375% interest rate. Aside from reducing my debt, I can reduce my expenses by $300 to $400.

    Then I’ll ask Chase to refund me $500.00 application fee. Or I take all my money out of their bank and they can keep the $500.00

    One night outside a general contractor’s job site trailer following a meeting I found myself alone with about a half dozen asshole-types who worked for them. It was my opportunity to do what I couldn’t do in front of the owner or a design team member. I challenged all of them to fight, one at a time or all at once, I didn’t care, but their fucking with me had come to an end.

    There was no fight and they never fucked with me again. I later learned from one of the two largest electrical contractors in the nation, both on projects of mine, that both agreed that I was “the toughest engineer in the country*”.

    *Not actually true. That title would most definitely go to a chemical engineer named Carson, although I probably really was the toughest engineer when it came to fucking with contractors doing bad business.

    I mean, for years Carson was literally the toughest man in Seattle, period. Anybody wanting to claim the title had to take on Carson. It was like a fight club. Last I heard, which was long ago, it was 356 fist fights without a loss, including whupping on an old friend of mine, the toughest guy to come out of the Seattle housing project we had both lived in.     The law is clear: A private citizen is legally entitled to use deadly force if, and only if, a reasonable person would conclude he was in imminent danger of grave bodily harm or death.

    The facts of this case are not clear. You claim the deceased “pointed” a weapon at the driver, but have cited no source for that assertion. Numerous witnesses said otherwise (a source was linked @175 and others can be found if you look for them). So there’s an unresolved question of fact as to whether the driver had a reasonable basis to believe he was being threatened with deadly force.

    Another unresolved factual question is how the driver got there in the first place. Did he inadvertently wander into a protest zone, or did he go there looking for trouble? In many jurisdictions, including Washington (don’t know about Texas), a person who provokes a fight can’t claim self-defense even if the other person assaults him first.

    The fact the police released him is neither definitive nor determinative (prosecutors, not police, may charging decisions). It may they have information we don’t. But if I don’t have that information, you don’t either. It’s just your opinion. And your animus toward BLM protesters is well known on this blog.

    On HA, I’m an unabashed table-pounding Democratic party hack and liberal propagandist, and I’ve never claimed to be anything else.

    Handbill was created to appeal to a university audience, although Steve couldn’t resist lacing it with his unique style of humor and allusions to his family fights, but in keeping with its more intellectual tone my writing there more serious, balanced, and objective. There’s no reason why people who pretend to be rabbits can’t also pretend to have multiple personalities and speak in multiple editorial voices.

    Trump, of course, is incapable of that, being one-dimensional. Here on HA, you occasionally stop pretending to be an asshole and pretend to be a functional human being, so you should understand that.
