I’m feeling much better than Monday, but I’ve been mostly off the Internet, so no links. I’ll probably have a real Open Thread on Friday and hopefully a regular post or two in the rest of the week.

    I’m not so sure how accurate the following statement is based on the facts, but I’m sure someone could research the data or statistic to possibly support the following statement.

    For every bad guy with a gun there are probably 100 good guys with guns, or more! If that is the case, then why are the bad guys winning? Do good guys with guns really make us safer?

    But there’s a problem. Michigan law is kind of specific on when use of deadly force is allowed.

    (b) The individual using deadly force or force other than deadly force honestly and reasonably believes that the individual is engaging in conduct described in subdivision (a).”

    How is she going to explain that she was either under threat of death from a shoplifter or that said possible shoplifter was breaking and entering a commercial property that was open for business at the time?

And let’s say that this black guy kept steering any conversation of this attack on you towards this single point, his baseless accusation that you were lying to the world. Would you appreciate that? And that sucker punch. If the person who did that to you ran up to you and did it or if they did it while you were walking by, phone to ear, would the latter scenario somehow be more okay with you?

    Expect More Rent Hikes

    While readers of this blog tend to focus on Seattle’s housing shortage and steep rents, it’s a national problem. The 2007 housing crisis virtually shut down construction of all types of housing, but the population has kept growing. And because a whole generation of Americans — millennials — choose to rent instead of own, or are forced into rental housing by economic factors, millions of people now find themselves at the mercy of landlords in a position to profiteer at their expense.

    For those of you who don’t read financial news, I have bad news: No relief is in sight. Experts expect the housing shortage and sharply rising rents to persist for years. CNBC tonight reported a survey of property managers that found two-thirds of them expect rents to rise again next year, at an even faster clip than this year — 8% in 2016 vs. 6% in 2015. With vacancy rates at 20-year lows, landlords will have no trouble making the increases stick.

    Home prices are rising fast, too. Zillow’s value estimate for my burrow is up 10.8% since January, and the median sales price in Seattle proper is approaching $500,000. Housing, both rented and owned, will only get more expensive.

    Eventually the market will respond with more units, but that will take years. In the meantime, the soaring cost of housing — most people’s largest personal expense — seems likely to introduce major inflationary pressures into an economy that has been struggling against deflation for 7 years now. Workers will be caught in an ugly stagflation reminiscent of the 1970s.

    I can offer few answers. Perhaps some people will come up with creative solutions that we’ll eventually hear about. (Maybe you should buy a tent, chuck your job, and go permanently camping.) For now, the best move might be to buy while mortgage rates are still low, if you’re in a position to do so, because all the forecasts predict a lot more squeezing of renters yet to come.
