Is it snowing where you are? It snowed a bit in the Seattle urban core, but nothing stuck other than a bit on cars. Still, it’s nice to be able to walk in it last night. Hopefully, your commute isn’t bad.

Anyway, please wash your hands right now. And for God’s sake get vaccinated or boosted if you’re eligible. Get tested right before you see family or some other group of people over the holidays.

    A peak in local commercial RE values was reached in March-ish of this year.

    I’m part of a two-parcel sale. The other parcel flipped last week when the buyer didn’t show to close after demanding concessions. He walked away from $20k nonrefundable on that one.
    He’ll renege on mine in June, at closing. The $40k nonrefundable has already been released to me, and I’ve known since September that it probably won’t close. Right now our best option is to donate the property. Avoids a shitload of cap gains taxes and the Section 179 expense recapture, while fulfilling a commitment we made. Win-win.

    I’m not convinced Trump is capable of criminal intent. We don’t hold 4-year-olds criminally responsible for their behavior, and it’ll be hard for prosecutors to persuade a jury that Trump has the intellectual and emotional maturity of, say, a 12-year-old. He doesn’t know right from wrong. His lawyers’ defense strategy will be to argue he’s still a baby. Undoubtedly prosecutors’ best hope is trying to nail him on the age of his body, not the age of his mind.

    Garlan and Bratt gave Trump sixteen months and a half dozen subpoenas and he still did not return what he took, and lied about to agents no less than four times.

    I never had to do any of that with Clinton. She turned over everything she could immediately. And she never once lied. Republicans held fifty seven investigations and interviewed hundreds of witnesses under oath. And heaven knows I did my best to get her. But I just couldn’t do it. And in the end I had to give up.

    Mastodon is working great Elon.

    Climbed into the top ten of social media apps on the Apple store over the weekend. Now, granted you’ve never heard of anything after maybe number 8. But for Mastodon this is kind of a huge deal. A few weeks ago they weren’t even in the rankings.

    And it’s further complicated because Mastodon is really both an app and a platform. Mastodon being completely open source and protocol driven means that you can use any compatible app you like to connect with the fediverse (the universe of federated servers that all communicate using the ActivityPub protocol). And until just a few weeks ago, there really wasn’t much app dev activity in competition with Twitter. Why would there be?

    But thanks to you, Elon, all that has changed in an instant. Mastodon went from anonymity to the fastest growing social media platform. And all that change will also mean lots of new development too. This is something that used to be part of the Twitterverse, until Twitter clamped down its API about a year ago. Since then third party Twitter apps and add-ons have died out and appear destined to all go dark soon. And that’s just one more thing adding to the enthusiasm for Mastodon. Many more available options for the user. One example would be Tusky.
